Any seller who isn't desperate to sell can probably find a buyer who *IS* willing to come with at least some cash.Second, you need to be able to instill confidence in the seller that you will be able to follow-through on the purchase of the property (or find an end-buyer if you're wholesaling).Focus on those ways to instill confidence:- Improve your negotiating skills- Provide some examples of successful deals you've done- Bring in a partner who has been successful to build your image

You're going to find it difficult to get financing at any reasonable rate with a recent bankruptcy, no job and a credit score at less than 620.And I don't mean to be harsh, but given that you're just 3 years out of bankruptcy, and already have a big car loan and a bunch of consumer debt, you're not instilling confidence in your ability to repay.Can you sell your truck to get it paid off, buy a very cheap used vehicle that you can pay cash for and start paying down your other debt?

Again this is not a knock on the OP, and im not trying to discourage the young man, but im trying to instill a sense of what knowledge he really is lacking and needs to acquire before PG'ing a note.

That talk and belief gets instilled into their heads at an early age. 

You did not sufficiently instill the confidence, trust and comfort, also called rapport, in your prospect.

Sometimes they're a bit slow on scheduling an instillation though.

Will those companies you invested in still be around?  

If you want to instill confidence in the seller then it is about how you structure your offer and how you act when you meet with the agent.If you are confident that you can easily get the money to purchase the property than don't even make the offer conditional on financing.  

Instill new norms - act like a healthy neighborhood /extended family.
