By buying a place for yourself, you'll get a much better understanding of how the system works in your area, which will help you immensely as an investor.

I would think about keeping this if:-the area is strong and continuing to appreciate -you expect rents to increase over time-the tenant class will be easy to manage-you're getting your capital backWhile the cash flow is not super impressive, you could end up benefiting immensely from appreciation (in the right market).You're rents are close to 1% of your all-in costs.

They not so great after immense rate compression.   

find a good brokerage with strong mentors...work diligently in ways that your peers aren't willing to...keeping an eye on how technology is changing real estate and embracing that change...and you will succeed immensely!
