The thing is you can go on and on and on about these rules...Do not strike a match near the gas stove and oven.Do not jump up and down on a bed while the ceiling fan is running.Do not park in your neighbor's designated space.Do transfer or retrieve your clothes from the washer and dryer promptly.Do lock your doors when you leave.Do not leave a burning BBQ grill unattended.Do clean the lint screen on the dryer after use.Do not puke directly into the community waste bin when drunk.When your neighbor's dog drop heat on your door step, please resolve the issue with the neighbor, do not smear such dog poop over his/her door knobs.......This list can be endless though. 

I have yet to check out the REIC meetings, but have run into the local big fish at the Pine Financial sponsored meet ups at the Ritz Grill, my personal favorite no sales, real player attended free meetup.

Anyways, I hope you find a wealth of knowledge on the site, and like I said; come out to Dilworth Neighborhood Grille next tuesday at 7pm and talk with all kinds of people who might be able to give you advice and lessons!! 

There is only a rug and a couple of boxes of clothing and a small charcoal grill left behind.

I agree deff not a crammed in design... i would do say on a 5 ac lot maybe 8-10 units only; giving them space in between and privacy;, but a common area for a firepit, grill and gathering; a walking path down near the brook with a sitting area; a bridge; and benches to sit and a deck to sit and read and have their coffee;  maybe something like a cabin platform for sitting out in the woods away from the homes?? 

We can meet at Portland City Grill for the view (happy hour ends at 7pm). 

Carport would double up as entertainment/grilling space and you could run a partial arbor across the front of the house to dress it up.
