I have considered several others though- leasing to hemp growers, creating parking pads for mobile home owners and charging lot rent, having a RV park, leasing to retail stores, timber harvesting, etc..I feel ike I would be leaning toards leasing out to retailers.

Based on how you think the overall economic situation will change going forward, you may choose to ride it out (expecting insurance will drop, rents will rise), or consider harvesting equity and redeploying it in a property with a better ROI & ROE (return on Investment / Return on Equity).Here in Louisiana, post-Hurricane Ida, rents skyrocketed due to the massive increase in demand.

Ag lenders wont lend to anyone without a ton of experienceBut Like @Henry Clark I did the timber and timber land business for many years and really enjoyed growing and harvesting NW Douglas fir and Western Red Cedar along with maple and Oak which in the NW is a by product.

You should absolutely be considering harvesting that equity.Just note that with debt comes more risk and liability.
