He decided he was fine and comfortable where he was at, but I presume he appreciated the gesture of us allowing it.He just renewed his lease for another year. 

If the tenant decides to cross the line and use the "mold" word for safety concerns, you send them a notice telling them they must vacate immediately and rent abates until repairs are completed to protect themselves as a gesture of good faith.   

You would be out of pocket a little cash but very little time and the gesture might help with the remedy of this problem also.

Hopefully i'll be able to return your kind gesture to yourself or someone else one day.
