That way I can schedule little problems at my convenience rather that getting the Friday night call that the toilet won't flush any more (and hasn't since Tuesday, true story).I don't trust my tenants to repair my properties.

To me the only exception would be if they clogged drains by flushing paper towels or damage caused by abuse like punching a wall.Guess what happens when her sink starts leaking next....she doesn't want to get hit up for $100 and let's it drip drip drip and now a small repair could be thousands in damage.

Replacing the ceiling fan light switch isn't so hard; the fan switch can, of course, involve more wires.Remove them, go to Lowes, buy the 6-pack of Project Source flush mounted ceiling lights for under $45 (or the 2-pack Project Source LED flush mounted ceiling list for $40) and donate your ceiling fans to your local Habitat for Humanity store (if they'll take the things; sometimes they only want the globes).Just had a friend working on her older rental house that had 5 ceiling fans (include two in the kitchen; again not unusual in these old houses); half wobbled, the other half had burned out bulbs or broken switches from her previous tenants.

FHA mortgage insurance is for life of loan...it did not use to be this way, and will probably change in the borrower's favor later this year, as FHA is flush with cash after years of losses.

You may want to charge a little higher rate to cover cleaning carpet more frequently, plumber for when toy gets flushed and toilet clogged, etc.
