When I was first told "there'll always be another great deal", I didn't believe it ;) But, there really will always be another great deal.Take a flashlight, a camera, and something to take notes on.

I'm finalizing my Remodeling TODO List, and thanks to all your advice, have parsed it down to:1)  Cleaning2)  Painting (Interior)3)  Flooring (remove all signs of carpet)4)  Baths (just replace countertop and faucets - nice and shiny :)  Repair the rest.5)  Lightings (update to make the rooms brighter) OR maybe just high-wattage light bulbsLooks like my trip to Austin will be very focused and productive now.

It's not bad the way it is, but if it were my rental I would consider painting the garage and shutters, something lighter or brighter.

Replace battery is necessary.(9) Test/Reset GFCI receptacles.(10) Test outside hose bibs and main shutoff valve.(11) Visual inspection of ceiling for stains.(12) Replace burnt out light bulbs for elderly tenants with no ladder.Then every 6 month or so I would do a few additional things such as wash down AC compressor coil; open the tub drain and bathroom lav drain stopper and tease out the hair down there; may be do a test load of wash and dry if I have some dirty rags in the back of my vehicle; get on the roof for a visual check, open the main sewer cleanout outside and shine a flash light down, and obviously I emailed tenants before each visit to see if they need me to look at anything.

My LED flashlight can see far down into a few and the rest get smaller from what looks like rust and some look down right clogged 5-10 feet down.
