Like I said I feel pretty comfortable with the deal right now just want some input from others that have gone through the process.Obviously I would utilize an attorney who specializes in Business Brokerages to facilitate the transfer, as I want to ensure it is done properly.

Maybe you bring the cash, they facilitate the deal...

Having a buyer's broker is not the way it works in this market, one broker/company facilitates the deal and represents both the buyer and seller.

I can't imagine any legit broker is going to want to risk their license and possible jail time helping to facilitate fraud.  

My stepmother has done commercial real estate for at least 40 years, and not a day goes by I don't regret learning everything I could from her about real estate starting as a teenager, but the less time I spend regretting the "woulda-coulda-shoulda" , then the more time I have to find, facilitate, and proceed with projects.I currently work in IT for so I am grateful to work from home in a position where I can research, learn, and scout out potential projects while working my 9-5. 

I think the investor I am in contact with is essentially wholesaling half a deed, maybe only as a facilitator. 

In Wisconin the title company facilitates the closing.

My HML is also the lender facilitating the refinance...not a traditional bank.
