Just find that pain source and ask questions to expose the pain and help the emotionally drowning seller realize the scope of the situation and that you have a solution to end it in 30 days or less and that will motivate them.

@Chuck KautzHey Chuck,I like your idea of getting your daughter involved.As a father of 2 kids that went to college I think this is a great time to expose your child to what the whole process involves from purchase to rehab to managing this property.Your child will get so much real world experience out of the process I hate to say but this exercise my have more of an impact on her life then the BA has!

In addition to the potential increase in cashflow by doing a 1031 Exchange, it would give me peace of mind as this property is the only one in my portfolio that is exposed to a high risk of flooding during a natural disaster as it is located in a very low lying area.I am happy to provide additional numbers/details if there is anything I am leaving out.

It's a duplex (3/2, 2/1) that needs a complete cosmetic overhaul + HVAC, but has a lot of character (exposed brick, large deck, unique rooms, etc.).

If you have a single family home, they will already need to be on the lower end of that range, because a single family has 5 exposed surfaces, as compared to a townhome or apartment with shared walls.

This is because the utilities for each unit type have to come out of the budget before rent can be computed, and the more exposed walls, the higher the utilities estimate.
