I've raked up a backyard and filled up 4 full sized 50 gallon trash bags of poop after a tenant only being there 1 year (so yeah, I've seen some sh**,  pun intended).The dog isn't necessarily a deal breaker, but you should for sure get a decent sized non-refundable pet fee up front, plus an extra monthly fee that will cover the renovations to put the place back together when they leave. 

Dirt, dust , noise, inconvenience plus you work all day at a job and work all night at renovating. 

There's a mixed bag of other contacts I know who have been in the industry for a long time. 

I saw all kinds of crazy $4it that pissed me off...my water being used for water balloons, to fill kiddie pools, to wash cars...even an old bag lady that rinsed off cans she found in my trash...and that lady wouldn't shut the water off since it wasn't her problem!

This DOES (or should) come under tenant liability.We had one tenant claim that dust was mold, and efflorescence on the basement walls (the white stuff that comes through concrete, harmless) was mold damage.

Put a few bags out each week until it’s gone.

All that said, Thomas brings up an excellent point that you probably want to wait until the dust settles with your baby before jumping in to investing.

They were keeping their trash in bags on the back deck and my husband and I observed and took pictures of rib bones spilling from a torn bag (lease says they have to have containers).
