I would disagree with just hiring someone hourly but that is certainly a choice; at $150/hr you will not be getting experienced advisors that can do higher level deep work and real planning.  

It is still a beautiful country, I used to love going there.....Jay was right.....Man I don't think we're all disagreeing about much here and this isn't about anybody being right or wrong.

There are some on here that will disagree, and I am not saying it is impossible to maybe find one or two that make sense, but it is certainly not what it used to be.

@Ardian Selimi - others may disagree but I think ground up construction for your first deal is taking on an unnecessary amount of risk.

I 100% agree with you that being a landlord is about customer service & to me, providing a space to be able to live comfortable.My delimma really came up with two third party inspectors saying there is hot water but the tenant disagrees.   

I tend to disagree, I think that frothing is in session now and the reversion to the high end of the means is going to take place sooner than his view.

Disagree with this, you still have HVAC, turnover and roof repairs in multifamily which could just as easily wipe out your cash flow.
