Comps do play a major factor in dictating the valuation of the property but like he mentioned, comparable cap rates is what is a large factor which boils down to the rents you obtain.

Since you're a newer investor, I'd expect your rates to be around 12% and 3pts with 10% down payment.Your comps should dictate what you do to your house (in regards to that extra bathroom), not your own personal opinions or anyone else's.See if you can bring a contractor (to get bids) and inspector (to find out what's wrong with the house and determine your scope of work) to the house.What program are you with?

At the time we had 16 rentals and about half of them were free and clear, and we were buying way less house than our salaries would have dictated for a "normal" (read BROKE) couple so we qualified with no problem.

How much of that comes from appreciation or cash-flow is a mystery without reading their full-reports--a task I'd rather not perform.I'd further assume that if interest rates are still reasonable, and the math dictates it's still profitable, that they will just roll over the loans on these properties rather than sell them.
