There are some nice B neighborhoods here behind the views, deteriorating as you move east about 10 blocks from the bluff to the Broadway corridor (“99” on the map) to some C’s that I wouldn’t walk through at night.

As a part of due diligence on my first investment property under contract in Indianapolis,  inspection report recently came out and it didn't come good as expected and probably typical for 100 year old home.Major issues: Termite issue (live) , foundation issue, electric system not updated (no GFCI outlets anywhere like kitchen bathroom garage outside), brick chimney pulling away and deteriorated brick at bottom .

It has two large retaining walls - one in the front and one in the back that are deteriorating and should probably be replaced.

Is it bulging, deteriorating, separating?  

Additionally, if the market deteriorates, the rural properties will likely get hit the hardest. 

If your piping is deteriorated you should replace it.  

I do need to see it and factor in the big ticket items that deteriorate when not in use.

As you learn these patterns of problems and deterioration in your property, it will teach you what to look out for, and what to avoid/mitigate when you begin searching for your next property.

Liners are not very common in AZ and something I would look hard at, it would seem they would be prone to vandalism and or deterioration due to the sun.Where is this as the rents seem low for 3 bedrooms if it's in metro Phoenix and has a pool?
