She is willing to sell and it sounds like she is emotionally attached to the house and it might take some time for her to come around.

Its your first deal and going out of state requires a deeper level of expertise IMO.

I am also RE agent and have already advised my clients not to buy any condos unless they are really financially and emotionally ready for the risks involved. 

Pockets don't get any deeper than that. lol I wonder why they won't do assignments or double closes.

You also need to be able to take the emotion out of the deal and be able to walk away.

Smart LPs need to look deeper if they are to make good selections.The sponsor’s number one job isn’t to buy real estate—it’s to not lose people’s money.  

As a lender, I'm sure you know a million agents, but you may consider finding one who owns investments, and therefore understands not only the mathematical calculus of divesting from an investment, but the emotional ramifications as well. 

From my own research and listening to others, it’s sounds like I will take a deeper dive into the DR (because it’s a great buy in regards to real estate), St Kitts, and Belize.

Currently working on analyzing properties, with a goal of minimizing human emotion  and solely looking at the numbers to purchase positive cash flowing properties.  

Don't let your emotions get the best of you because you see your cash flow going down with all these repairs.
