Have others bet on cities like Cleveland, Milwaukee, Minneapolis, etc given the relatively low climate threats in these areas?

Two of them are fighting and one is threating to leave even though the lease doesn't end until June next year.

Also, at what point one should open a claim against a tenant attorney threat/demand letter?

I just can't wrap my mind around the fact they refuse to tell me about a "dangerous animal" that I'm assuming would be a threat to my wife and I as well as any future guests.  

I had some police tell my wife (I was out of town so she had to deal with the initial issue solo) that a threat that showed a gun between different tenants (only one of the tenants was our tenant) was not something the police would get involved in. 

One of them even threated me to court, after we had a binding contract addendum we both signed. 

I think your biggest threat is the relationship between the Tenant and the handyman, but that ship has already sailed.

I don't know how realistic that threat is, but I wouldn't ignore it.With $100K down on a $14M property, you're at 0.07% down, so I don't thin you're anywhere close to being in the game for this one - and that's ignoring closing costs.On to the next deal.

It's almost always an empty threat intended to scare off amateurs, and this is an example of how well it works.
