And realize that “Destin” generally extends east into Crystal Beach, Miramar Beach, Sandestin, 30A, Rosemary Beach, and I’d even consider Panama City Beach as an up and coming opportunity!

With regards to the real estate investing, make sure you're crystal clear on your long-term "why" and where you want to be in 20 years.

@Crystal Davidson how are you overleveraged on properties? 

So, in about I think 8 some years when you should have 20% equity relative to purchase price, what does your crystal ball say the market interest rate will be? 

For the really high rate hard money loans (higher on rate, lower on points/fees)... why would they point this out, even if it's clear as crystal to them?
