I do have a background in finance both consumer and commercial. 

I know a few hosts who manage themselves, but it can quickly become very time consuming with every one-off maintenance issue. 

Are you willing to travel for events?

When I evaluate a software, I first build a list of the most time consuming aspects of my existing work process.

However, I cannot hold them off forever obviously.Has anyone else run into this?

After looking more into bankers code, private  lending and doing a lot of research, I came to realize that it is a job and not passive in any way.Don't get me wrong, I would love to do private lending but regulations makes it very difficult and time consuming.

My dad is a long time investor and I've picked a few things up from him, but the majority of my knowledge has come from consuming mass amounts of books, podcasts, and reading the forums here on BiggerPockets. 

You'd need to create custom Tags to make it work, which isn't hard, but its a bit more time consuming.

This results in an initial negative equity position that consumes the initial cash flow.
