In my area of CT I can get an extra 200-250 for a 3bed over a 2 bed unit and I imagine that CA isn't much different in that regard. 3 bed units will usually command a higher premium and while some will be upset that there isn't another bathroom, someone will usually come along and settle with the extra bedroom vs having another bathroom at a similar price point.

In my area that would qualify as a newer duplex that would command a premium, but it depends on things like the climate in your area and how long things typically last there, are you having to run the AC year round?

They aren’t in bad condition but could use about 10k each in upgrades to bring them up to where they need to be to command top rents.I believe I can negotiate down to about $117k-125k each (hopefully less).

For example, smaller apartment buildings (5-30 units) will command a higher cap rate than larger apartment complexes (31 units and up specially 100+ units and up).So if they're in the same area, a 30-unit building might be worth 5% cap but a 100+ unit building might be worth 4% cap.

Newer homes seems to command something close to $1 sqft up to 1500 sqft then the larger home prices do not scale accordingly.

That's the only motivation I can come up with for why he would want to owner finance, he doesn't need a lump some and who the hell wants 3% interest when he could easily command 8-10% for an owner finance deal...
