Maybe its the value investor in me, but I'm not sold on the idea that ideal cash has the level of costs that is often attributed to it.

Anyway, we settled on our neighborhood due to it having many of the same great character as higher priced neighborhoods close by. 

There are some surly characters on Craigslist that like to steal your ad and entice people to send them money. 

That's Fundamental Attribution Error.

Someone who responds to an ad on the Internet is an unknown in terms of their character, even though they fill out an application and undergo a background check of some sort.In the past, I would get a discount on a month's rent if I renewed my lease by a certain date.

For what it's worth, these tenants have been super on-the-ball up to now about everything and I did a deep due diligence check and got nothing but rave character reviews and financial history.

@James Free You did a great job describing the Fundamental Attribution Error; it's one of the more common cognitive biases. 

Its a unique market with lots of the attributes of a large & destination cities with idiosyncrasies of a small town.  

Then when I tried to edit, it wouldn't tag like it usually does (after only four characters), and, oops, spelled his name wrong in the end. 

All of these attributes is what makes him a great member of my team.
