Another week to collect security deposits, review applications, and place tenant is another $21 per month lost.If the price had simply been reduced by $50 per month after a week with no applications, you've essentially broken even.

He won't replace something that not "broken" and he knows I like to maintain my units. 

Once upon move out, we had tenants claim that the plumber that had only months before replaced the wax ring and re-set the toilet left it all loose and wobbly with a broken seat and they refused to take responsibility for it's condition.  

The key is to be very specific about what you're looking for in regards to quality of photos, whether you want full walk-through videos or have them broken up by area, etc.

Right now I am leaning toward not replacing it since it is not broken & I have two non-bias parties saying it is fine.

I stalked one listed originally at $160k for months that was literally broken in half.

Unfortunately I had to evict them, and when I got the property back, the disposal was filled with kitty litter and completely broken.

No turnover, no replacing the roof, the hot water heater, the broken AC, no vacancy, no tenant hassles, etc… pest control, electrical issues, plumbing issues, septic issues, no renovations from wear and tear (you get the picture).  

Remove and regrout, clean the mold, and replace broken tiles.
