First is that Yale requires you to push STAR and then 4 number code and most guests forget the star, second it wore out after 1 1/2 years and did not provide enough power to completely close deadbolt even with new batteries.

An update is that the deal is NOT FHA compatible because of the high estimated rehab costs.I spoke to the 203k consultant on the phone, sent specs of the property and some rehab drawings -- at $55-$70 per square foot for the gut, the rehab will cost about $211k without even touching the exterior.

For example, I'm working with a design firm and the designer is busting a contractors balls on submittal after submittal and memo after memo....citing details from a 300 pg. spec book, and requesting timely submissions of the smallest details, paint draw downs, casework, laminate finishes, flooring...you name it.

I'all look at spec if I lying those details.Additionally, while I would love to invest in commercial multifamily properties, I imagined it would be more difficult to acquire financing, especially for me, since the initial investment would probably have to be about 25% as   down payment with less time to pay off.
