While some leases say they will remove all evidence the sign was there and restore to original condition, I doubt that happens in bankruptcy for example. 

Both times I have contacted the police, and filed a complaint, and nothing ever happened. 

You can find it in the fileplace under forms and the file is called cleaning charges. 

The PM may not like having repeated police reports filed, but that's their problem and they can sort it out.Best of luck with it!

A lot of subs want to get paid quicker and don't want to file and say you won't get caught for some things, but you will.

If you go gung-ho, follow substitute trustee (S-TR or equivalent) filings in your county. 

I have spoken to many active investors that filed bankruptcy in the financial crisis.  

When asked what they did, they advised they filed it away.

If it is more than one investor and pooling funds and deals then that is a completely different animal where you would file for a SEC exemption through a form D then ahve to file with each state the investors are in and have a subscription agreement and other docs drafted.
