Hello,So I bought my first house hack back in July, and I've been trying to find roommates for about 6 months or so and haven't quite had any luck.

Back in 2023, I bought my first U.S. property—a turnkey condo in Myrtle Beach—which I’ve been managing remotely as a short-term rental, netting about $1,000/month on average.

I'm interested in going back, and would be interested in talking carpool. 

I also don't want to focus on one market, and not be able to score the right property for who knows how long, and then end up missing out on other locations, as being a long distance land lord is very popular as well.

While none of us will be getting our money back he can live well selling off the remaining assets as long as they don't shut him down.

If it's not feasible due to circumstances I suppose I'll have to adjust my situation (find weekend job, move back to NJ with parents, move to a different state with, etc.)All responses are appreciated, and I am absolutely open to chatting on the phone by the way.My view on house hacking is it can be a great tool to buy a house you could not  otherwise afford, but it shouldn’t be a goal in it of itself if that makes sense and that’s not to discourage you from investing just there are alternatives such as the stock market. so I’d start by asking where you want to live, do you want to own a single family home or does it make more sense to rent in a more interesting neighborhood like Arlington, Alexandria, that’s gonna be a personal choice, Will your monthly payment actually be less than renting/how many people do you need to get in the house to afford that?

But as someone who’s been in the trenches of real estate investing for almost 30 years, I continue to see some flaws.Some of the flaws I have witnessed are when tech-driven companies seem to lack backing from experienced underwriters or seasoned real estate professionals.

If your bottom line numbers on tax returns and W2 income are not strong however, this will be an abrupt dead end.

Urban living is a jungle and if I only heard footsteps, I would suspect the world had come to an end.  

Mean while i would be building equity, and if rates do lower, or when the term ends, could refi for better rates and then maybe cash flow.My questions are:Is this too naively optimistic?
