It is mind blowing how may landlords just take the attitude that tenants can deal with 100 degree heat for a few days while they find some cheap contractor to do AC work.

I did an internship there for college (which was not very informational) and the broker had a completely different attitude at the time... fooled me!

For a nice person with some type of infirmity, I’d probably do it, assuming I lived next door.....but with his attitude, not.  

You just don't want to get the reputation that you can't close or can't close on time.So I can advise you with a neutral attitude since I was on both sides.MY ADVICE: Close on time or walk away and move on to the next deal.

:)Sure, lots of people have ridden the appreciation wave but the kool aid (it'll always go up) conflict of interest attitude in certain markets kind of muddies everything for me. 

the true difference between personal and investment real estate is your attitude and when the payoff occurs.If you're not wanting to leverage and make that money work for itself rather than entangling your financial statements you could opt for a debt free partial investment like a TIC or a syndication set up to use only cash with no debt.
