We just hold an open house a couple times a week and schedule 7 people for the one time slot.

I would agree that if you are severely negative cash flow, then it's probably a good time to sell, so that you can use that VA slot again. 

If the screws are not wide enough... they will just slide in the slot, and not grab on to the threads.  

I have lots of early 1900's built places and unless it has been torn to the studs after the 80's, lots of the plumbing and wiring behind the walls can be wonky and costs $$$ at times to repair.

@Cristina S. lots of different opinions on this subject so I will try to tackle a few that go in line with the practical differences between the two. 

As for rental boxes, I have begun installing mail slots on an interior door.

As “slot”, meaning 1000 per slot.  

Video slots, closed circuit greyhound races, cut-rate coffee and donuts, no windows, senior citizens, dudes in trucker hats.

It also meant that we had to look around for a while before we found a lender who was willing to look at our individual situation without trying to slot us into a pre-existing category.
