At the time there were limited 3 BR rentals in the neighborhood, but achieved such high rental rates the properties ended up performing better as rentals than as a for sale project.

Most times landlords don't have data or cannot adequately factor in vacancy time or turnover rate.

Wow, that's a significant achievement!

I'd have them sign my own lease on renewal and I'd make sure I had enough information on them so I can go after them if a legal issue arises such as employer and other similar data. 

It did give him a peek into what a kick a$$ syndicator can achieve.- determine allocation of my last accelerated depreciation allowance and execute it.
