The general interests I have came from my academic background (urban planning, which is how I got into real estate to begin with).  

We have a 2-family and do just that but I am convinced we make more money by renting on the MTR market during the academic year and doing STR as filler over the summer and between semesters.

In my case, I want to advertise and potentially lease for the next academic term as soon as the current term lease is signed which is why my leases are non-renewable.

It was not written as a defensive treatise in an academic setting.You may have been able to read my bio, and would see there I actually do have a degree in finance, and more importantly, I personally have 20+ YEARS of professional proforma modeling experience with literally over 100,000 proforma models produced, many of which were underwritten by senior RED executives at the major corporations for which I worked.

Blocking for scholars during the academic year and opening for STR during summer snd sometimes spring.

I studied banking in college and I recall Muslim academics saying usury interest is the problem. 

Anecdotally, I'd say half the inquiries I get are from medical pros and the rest are all over the map from relocations to seasonal workers to digital nomads to academics, to people traveling into town for lengthy medical treatments.
