Here's reasons why-https://www.biggerpockets.com/renewsblog/2013/08/1...In short though, I don't see a benefit to an LLC for one property that would cover anything more than an umbrella insurance policy would, and umbrellas don't bring all the drama that LLCs do.

Honestly, if itis a fourplex or smaller you could hold it in your name and have a large umbrella insurance policy.

The purpose of the LLC is for liability in case or lawsuit, with 1-5 property depending the amount of equity you have, I would simply buy an umbrella policy.

general insurance and you can get say an 1 million umbrella for very cheap.. although frankly landlording has limited risk as long as your not slumlording.
