The benefit of using a GC is that the various subcontractors are going to prioritize the GC's work because they feed them a lot of business during the year. 

And I was surprised to learn a select few companies have prioritized quality over quantity.

Since completing the work, the rents have gone up 2.5x and the property value, based on recent appraisal, has gone up at total of $2M.Everybody has time, it is just a matter of how you prioritize it... 

I recommend talking to a few commercial lenders in your area that you'd like to work with (prioritize the smaller banks, you'll get better service) and ask them in advance what their criteria is for debt service coverage ratio and the percentages they use in their underwriting for vacancy, reserves, management, etc and how much flexibility there is in those numbers.

I have student loans that I'm prioritizing paying down but after reading through some posts in this forum I've decided to simultaneously save up enough money for a down payment to do my first house hack next year.

If it is an FHA and you meet the criteria for the assumption, then you can probably prioritize trying to assume the original mortgage first and paying the Seller the $50k.
