For first time out-of-state investor like me who lives in the middle of the pacific ocean, this couldn't sound more enticing than anything.

I am currently living in in the pacific northwest, but originally from Downslville, LA.

I am currently buying in the second farthest stop on the Union Pacific Northwest line and there are plenty of deals if you know how to find them.

I currently live in Pacific Beach.  

It seems like a non issue to me, there are hundreds of other houses around the lake that likely have the same reservation:Reservations and exceptions contained in deed from Northern Pacific Railroad Company:Reserving and excepting from said lands so much or such portions thereof as are or may be minerallands or contain coal or iron, and also the use and the right and title to the use of such surface ground asmay be necessary for ground operations and the right of access to such reserved and excepted minerallands, including lands containing coal or iron, for the purpose of exploring, developing and working thesame.

This is a real-life situation a client of mine is currently going through in Pacific Grove, CA.He had a prior property management company, that was very out of touch, to say the least.

I am in the Pacific Northwest and not much has changed here as far as lending goes.

We would like to relocate out West; the Pacific Northwest, Idaho, or Colorado. 

Any good recommendations on trainings to attend in the Pacific Northwest or other book recommendations?

I lived there for 13 years but just moved (for the time being) to Florida to buy some properties..I'd check into Monterrey Park and Alhambra, the regulations might be a little more business friendly than in K Town, also the Ontario Airport just added a trans-pacific flight so there should me more people flying into and staying in that area (assuming that flight route survives the corona).
