The biggest problem from a general overview is that drugs are bad in certain areas of Dayton, the I75 & I70 corridor is a huge for transporting them.

Student housing, parolee housing, senior living facilities, drug rehab related, military housing.......

Got told by nebors, tenants (tenant) were arrested for drug possession.( I am beyond speechless)   I called police department to find out more information on it, the only thing they were able to give me is the wife was arrested for sure. along with few other ones in the house.

I have had people thinking since I am a cash buyer that I was going to bring a big bag of cash and we were gonna sit around and count it out like we were doing a drug deal.

I would say they have gone to the extreme now.https://www.nbcnews.com/politics/politics-news/leg...It should be noted the govenment charges people with organized crime and drug dealing if they knowingly rent property for drug dealing or manufacturing.

Drug abuse in this city is a growing problem and I don't really see a need for this type of housing disappearing any time soon. 

Drug dealing 4 times , assault and battery 2 times , domestic violence 4 times , IRS lien over 10K ,  failure to pay child support 10 times , and only 1 Failure to pay rent .  

Death, divorce, disinterest, drug use, default....woo-hoo!

Many people wouldn't think about the tax implications of this until after the sale...and you're on the right track.Selling land that you developed would qualify you as a "dealer/developer" and the whole gain would be ordinary income and subjected to self employment taxes.

I don't like them now for short term I usually have 5 to 10 million out at anyone time.. so I get that.. but its all paid off  as inventory sells.. much like being a car dealer ... you only take on debt long enough to move the product.
