Since I took a corporate package last year they're telling me to compile 2 years of personal cash flow and then come back to them.

Hi all,I know everyone uses different formulas and there are lots of ways to look at property but my wife and I are trying to compile the best/proven/trustworthy formulas and build them into a spreadsheet.

I compiled a list in the area I'm targeting (LOTS of houses that investors would LOVE to get their hands on) and am using the following criteria: 40-100% equity, 01/01/1900-01/01/2006 last market sale date, SFR, mailing and property address complete, exclude corporate owned, absentee owned in-state, absentee owned out-of-state, exclude trustee-owned.

I'm reaching out to the owners of properties that are off market, thru a mail campaign, and I'm trying to compile a list of all the 2-4 units in Northern Virginia.
