i am thinking about renting out my rental home by the room rather than just to one family i can only get about 900 to 1000 with one family but i could get 400 to 500 per room and it has 4 rooms and i am thinking of converting one of the 3 car garages into a room and possible the formal dinning room into a room that could be 2400 a month i am also thinking of letting someone that would be in charge rent the master bedroom for less they would be in charge of the house and would get a little break on master bedroom rent

I get 6-8 hours of battery for data and web surfing.I highly recommend the phone, but a car charger, home charger, and USB charger are necessities.

Thanks for the comments @Alex Craig, i agree with your strategy of providing the tenants good customer service and attending there concerns and maintenance issues (within reason).Im holding some tenants for 5-8 years with some of my buy and hod in Auckland NZ. and that's with increase of rent yearly by $10per week ( in NZ we charge rents 52 weeks of the year) so that's comes to increase of $520pa on rent. and this is in blue collar area. the last 2-3 years we had growth of 7%pa in rent.

That doesn't necessarily mean he is making more money, he likely had to charge more to keep up with expenses as well.I network with a couple people in NY, their charge rates are a lot higher and they aren't any better CPAs.
