Hi there, if you're open to holding onto the property, converting it into an Airbnb or short-term rental could significantly increase your cash flow, especially with the current demand for rental properties.

I have never been shy of facing challenges and I truly believe knowledge is power (something my grandfather taught me at a young age)I really want to learn everything there is to learn about realestate and am driven and hungry.Thanks in advance for any suggestions or recommendations.

My wife and I started managing more properties for others as word of mouth recommendations started and we started to use the management and arbitrage cash flow to acquire our own properties and fund the BRRRs we were working on.

Thanks for the feedback; some quick stats: 9 doors across 4 states, about 50% LTV ratio with a Net Income of about 17% and cash on cash of about 3%.....in fairness those numbers include some overall business expenses not tied directly to one specific property.

If I have some cash do you recommend clearing the loan or invest instead for next property with proper planning ? 

Would probably be better that I buy from a builder, I just find it less appealing buying at retail when I'm looking for cash flow...I'm spoiled from having a $1000+ cash flowing property already, so if I'm not hitting that number, it's not going to work for me.

a lot of people will poo poo this, but I also live in a market where cash flow is low, property taxes are high and properties are expensive (which is a relative term).

A DSCR loan could definitely work, especially if the park’s cash flow can cover the debt.

A cash-out refi could allow you to set aside some funds as a reserve or at least pay down your debts so that your lines of credit (credit cards etc) can act as your emergency reserve when more bad things happen.
