Perhaps a mortgage in Beverly Hill amortized over 30 years in a Beverly Hills equivalent is not a smart move, but elsewhere, it may be a fine idea.

For example, if I were to try and buy in Beverly Hills, I would need to accept 2% CAP rates or lower because that is the norm of the area.

There are cash flow opportunities for non ghetto houses that are cheap, think Aberdeen, WA which is not exactly Beverly Hills but not a ghetto by say, Chicago or LA standards. 

My focus in LA is Beverly Grove, Miracle Mile, West Hollywood, Larchmont, and the Fairfax district. 

Needless to say we have not bought anything less than class B ever since.I would stay clear from seller financing; you may have to take the property back if they stop paying.
