Wayne,You're 100% correct - I would never lie on a loan application or try to hide something from the lender.

What's scary is that there are people (Gurus, not to be mentioned of course) that are teaching "students" to hide the "Subject To" property in a Land Trust which "PREVENTS" the bank from calling the loan due.

Do your research...On another note, i do tell my owners who want no pets, that to allow 20 pounds or less will lead to more applicants, and less people hiding dogs from the owner.

hey everyone  my names Quinton G out of Las Vegas, NV im new to wholesaling and I had a few questions which I hoped youd all could help me be able to answer and help me with I have some people who want to sell and work with me but I have them on hold till I can get these questions answered so please anyone and everyone id love some help.1. when wholesaling a home I first put it under contract to look like im buying the home, then find a buyer within 30 days and assign the buyer my contract for profit. now does the seller know im doing this or do I hide what im doing?

It was hard to tell before because everything was so ugly that I didn't notice (windows where installed repeatedly over each other with 50+ year old worn trim).My conundrum is that I am trying to add trim around the windows, and can't think of a way to hide the above problem.  

We both realize that once the transaction is over, we shouldn't have to deal with the listing agent/Seller anymore but we're also afraid of whatever else they might be hiding. 

They hope you only catch 3 out of 10 things they are hiding etc. and will still extract more money out of you on the sale.This is why if it's a listed property working with a commercial broker who looks over these things everyday is worth it especially if the seller is paying for it.
