I have recently found a vacant property while driving for dollars and I discovered that the owner sadly passed this past January.

We originally planned to only do a partial gut job, but after discovering the aluminum wiring, we tore out everything in order to get to wires and make it easier.

I passed first time but it was not my normal  never study take the test first one done and kill it..

So after years of studying real estate investment (and also years in site development) I have what I think is a nice deal put together/under contract, and it looks good to me!

I had a duplex under contract a few months back but a huge mold problem was discovered so I walked.

As far as the depreciation piece, I'm planning on engaging with Yonah Weiss on how much we can potentially depreciate this year via a cost segregation study, and accelerate that depreciation while we still can!

I haven’t even looked at properties because I feel I need to study how to find deals first.So I was wondering if any experienced biggerpockets peeps here have any strong first-timer suggestions, tips, advice, etc. for a brother on the financial IQ grind?

The low purchase price was attractive, but after we discovered the damage was not as significant as we feared we realized this house would be a home run.

Well, need to stop relying on the sites to tell you as you have discovered they are often not in agreement and in more frequently wrong.
