Semantics. 

HIM: small time contractor who is being punished for his honesty, giving you a below market total price and breaking down exactly how much it costs: labor and the cost of owning and using tools to cover scope of his work in this industry.

In this case, if you prefer to not socialize I think honesty is the best policy.

As to your last point, I think this might be an issue of semantics?

I have not been entirely successful, but my quality of life has improved a lot, and to be honest I believe that my family has benefitted a lot as well. 

By the time Im done with a job I have about two dozen hand tools scattered around...But in all honesty, I would get a set of linemans pliers.

Or, said another way, it made it illegal to reject a prospective tenant based solely on the applicant’s use of a Section 8 housing voucher.It may sound like a matter of semantics, but if it truly were now illegal to reject Section 8 then landlords would have to accept every Section 8 applicant that applied regardless of whether they otherwise qualified, and that's just not the case.  

Semantics based on who wrote the governing articles of the law. 

To be honest I need one rented before I can risk starting the other or else I might be in a financial bind.

@Jaime Regis right now starting to go after multi-fam value add properties, or development, but in all honesty we are just now starting to play around with the idea of developing.
