Whatever the final tally is after the work, inspection and appraisal, that is the price that the organization will pay unless it goes over our agreed price in which case, we will simply give a little more.The individuals in this organization are salt of the earth, top-notch in their industries and have their hearts and motives in the right place.

Take my numbers with a grain of salt and don't focus too much on how realistic or accurate they may be for your market, the underlying principle is the same, and it's partly why so many people lost their hats getting overextended in 2007-2009! 

My advise: take any advice with a grain of salt if the person giving the advice was not an active investor prior to 2009!

direct mail can work, but at this point it's the yellow pages of marketing for real estate deals. pay attention to who is telling you what, if they offer any type of service that would benefit from this information... which is often the case on BP, take it with a grain of salt. 

Also, take the demand projections with a grain of salt. 7.5 sq. ft. is a perfect National average but as Neil said, this is a MICRO market industry! 

@Emma Bennett I haven’t done a deal yet so take this with a grain of salt but Lots of youtubers have massive videos on massive action.

Like others have said, this is more relationship advice vs REI advice but I'd like to present my 2 cents, please take with a grain of salt. 

I'm an Airbnb devotee, so my opinion should be taken with a grain of salt, but I'm always trying to get my buyers here in Denver to consider Airbnb.

You have absolutely zero control on your property and you have to hope that the managers will make these figures, who I'd take with a pinch of salt given that they come from those who market the project.It's definitely not for me but I'm sure there are investors who think this is something for them, whether they understand what they're doing or not and the risks they'd be taking.
