To anyone that has experience in this, When it comes to mobile homes do I rent/ own the land and people pay to keep their home on the land?

Closing cost $9,989 While the $10,000 in closing costs appears to be high for a $68k loan, realize close to $3500 of it is taxes and prepaids.Of the $6,000 that are true closing costs, $2000 you can shop for  (which I do not think you will do better).

Other than saving a certain amount from each rent payment (for taxes, insurance, PM, general repairs, maintenance, Cap X, and vacancy), does anyone have a rule of thumb for what a good amount of reserves would be for a SFH or any 1-4 unit property? 

You likely still would owe capital gains tax on these. 

Hi Rianna, I have a few S8 tenants in Detroit, but most of my tenants are "cash paying". 

My wife and I had 5 SFH and 1 multi-family, sold all, 1031 into a commercial RV park, now living for free since other people pay our living expenses.

I would have said you are “literally paying to be a PM.”  

Business to business tenants can be some of the best paying residents you will ever have, if you treat them well. 

I also own a 140 acre farm that has moved from paying for itself to positive cashflow.
