STR might be too labor intensive for me (might be something way later down the line) but MTR is interesting.

You just need to figure they can be maintenance intensive due to the quality of the materials used, though they are simple to repair.Much success

If you have a real capital intensive deal ( say 100k in road fix up ) you will want to factor that in ) . 

We have a pretty intense traffic issue in Western Washington which likely won't be mitigated until out light rail system expands, and it's planned to be operational in the north end sooner.  

Now I plan to go to the tax deed auction & find a property for roughly 25 grand (after of of course doing a intensive amount of investigating the property) then having 20,000 in potential rehab budget & 5,000 dollars in reserve .

It’s really just creative problem solving on an intense level.

For a concealed carry, I'd rather see people go through the same intensive training as the police accomplish than a three evening course and two trips to the range!
