Of course not, you go there for a specific expertise, your teeth are cared for, and you pay your bill.The GP side of the partnership carries with it a large overhead in terms of knowledge, money, time and effort.In a similar way a Dental practice carries this load.You want your Dentist to be best at caring for YOU, the same as you want you GP to be best at caring for YOU and the investment as a whole.If you believe the GP needs to payout of pocket for LP shares along side other LP investors, you may find deals like that out there.Just make sure the Dentist is a good one.Good Luck!

:) A good agent will meet up with you for a few hours, and along with educating you on the entire buying process (financing, contracts, inspections, what to expect in negotiations, etc) they will also be able to guide you by running comps and telling you if the home is priced well, as well as discovering any issues preventing the property from selling (liens, disputes)...Not sure about CA and AZ, But I have a buddy who renovated his dental office without pulling permits, and when the city found out, they made him literally gut it and redo it with permits.I would urge you having some conversations with agents in your area. interview a couple, and they should guide you in the right direction.

IF they fail, you'll hire an attorney to evict and come after them for every dime.An even better idea is to not negotiate at all and just hire the attorney to go after them.An even better idea is to have policies and procedures in place that prevent you from letting them get this far behind.

@Brady D'Hont I see many investors focus singularly on payment agreements, but the payment terms should be incorporated into a broader agreement that covers insurance, independent contractor status, scope of work, indemnification, parties to the agreement and notice procedures to name a few.
