It is legal to assign a contract, but it goes deeper than that, can you perform in the contract and then decide a few times in a blue moon to assign a contract or do you contract without the ability to buy simply as a strategy to facilitate sales as a straw man, being a straw man (wholesaler) can get you nailed in this state. :)

It helps also if most of the members of the committee and the President are real estate investors.They have a deeper understanding of the asset class and can more easily look at a project to loan on.The vision of the bank makes a difference if they are in rate mode or growth mode.

I'd be a horrible mentor because I'd question all of your assumptions and tell everyone why their deal would bankrupt them :-) But I do think it would be extremely useful for people that are starting out but want deeper help than answers on a forum but short of plunking down $50K for a guru course.
