we've tried it for really low end properties and have had good results. you wont get alot of responses but the ones you do get should be quality.its probably more effective if you have multiple properties and can cross sell if the one on ebay isnt what they wanted.good luck

It is a common fear that even crosses my mind on some "super" deals after a decade but I don't think it has ever hapened.So - in addition to putting it under contract - I wouldn't worry about it to much - while it might happen with a jerk buyer every now and again it is pretty uncommon.

Like North Korea not submitting to the U.N. about ceasing nuclear testing...thats right NUCLEAR testing WHILE stating that they will "wipe America of the map" How about a little preemptive war for that, theres no "possibility" of WMD's, they agree whole heartedly that they have them...Castro is still in power...the Mexican border is a massacre on a regular basis with drug lords shuttling drugs into America...yup that one directly effects us too...Again, I cant thank the military enough for being able to do what they do, my 21 year old brother is a Marine in the middle east,...but what is the government of 4236 families thanking them for?

There would also be no cross-over from one LLC to another.Rather than sell down the road, just keep the properties and re-fi them.

I wish them the best of luck.The only other tidbit of thoughts from me is that she could be getting that call "if" they originally cross-collateralized their primary to get this property if they went through unconventional (har money/private money) funding..
