I have a buyer, but I cannot secure a deal.

Our Texas buyer/tenant rep agreements have a clause that states the broker will attempt to collect the commission from the seller/owner, but if he's unable to do so, the client agrees to pay the specified commission.

How common is for investors on buying side to give commission to his agent if the listing has less than agent expectation of 2.5% for buyer agent.

If you are using a personal loan, are you essentially trying to look like a "cash buyer"?

Now the people who own the lot next door are selling their property to some buyers who want to develop a mountain home and they've requested that the propane tank be moved.

However if this happens will I lose my status as a first time home buyer and lose any incentives that I would get when purchasing my first investment property? 

Its back on the market as the last buyer didn't have enough cash for the liens.

Seems that as the buyer our names would not be listed on the Agreement of Sale.
