But energy efficiency starts with the design phase so try working with an architect or a energy model or to make sure that you guys are thinking the entire thing through.

For example one may use a different architect for a 3-family vs a 100 unit Apartment building.

I have a simple R2A zone property that we are cramming 3 houses on and it took 19 months start to finish to get it finally approved to were we can hire architect to design and build.. 

Hello All,I would like to gain some insight and tips from the community regarding the challenges I've encountered in pursuit of my real estate goals since resigning from my W-2 position as an architect, which was in March 2017.

Our architect took the plans downtown to submit but the city found some issue with Title 24 stuff, so that is being corrected now, hopefully to submit this week.

@John Williamson you could also invest some money with an interior design/Architect to help you put something together.  

I am a licensed architect in Washington State, and I started a business that helps real estate investors manage the construction of their projects, Star Built Consulting.

The only exceptions I believe are careers where a degree is legally required to hold a certification (i.e. medical doctor, lawyer, teacher, licensed architect for commercial projects, engineer, etc).Start earning money, not going into debt.

But the scope of work that I was hoping my friend could do are things like helping me keep the project on schedule, which is nice because I work full-time and can't always pick up calls from contractors, architects, realtors, etc.
