My contracts say that the job-site will be left "broom swept," meaning no debris, no tools, no trash, etc.I then bring in a cleaning crew that deals with the surface cleaning and getting rid of the dust.

Anyhow, good to hear some nice stories sometimes, also for people looking to get into and who always get scared away by the nightmare stories, the only ones that seem to surface.

While noble, on the surface, the attempt by the federal government to restore stability to the housing market by selling to primary residents is fictitious, by and large, at a time when mortgage loans are so difficult to procure.

Here's a couple of examples:In the shot above, the camera exposed for the background sky thus making this room that's actually probably pretty bright into a dark cave - which most renters don't like.Here the white surfaces of the bathroom fooled the camera into underexposure.

Depends on what this person actually does,, our turns were 24 hour turns out at noon in at noon next day.. we gave caretakers like 135.00 for 1 br,, 150 for 2br and studio was 100. we had painter separate, carpet cleaner separate, and maintenance guy was separate.. we had 120 unit complex and my caretakers were anxious to get any turn they could.. so between 2 or 3 of them we could do 10 to 12 turns a month.. we supplied all the cleaning supplies. they did stoves, refrigerators, all windows, tubs, sinks, all light fixtures, and washed hard surface floors in kit , bath. 3 to 4 days is WOW  cheaper to hire merry maids.. and get it done quicker..Get some additonal people lined up to help and set the pace.. and rate.. if this person can't get it done faster then you need someone else to do turns and maybe this guy can do something else more productive.. 

On the other hand, if your yard drains back toward the house, you will get water intrusion from surface runoff. 

Directly depositing into your bank account sounds great on the surface until a professional tenant whom your evicting deposits $1 into that account w/out your knowledge on his way to eviction court.

The pads never even crossed my mind.All of our rentals we try to use some type of hard surfaced flooring as well. 

Their urine smell can ruin any porous surface like carpet, sheetrock (drywall) & even some vinyl floors.
