If you are looking into strategies such as cost segregation or other less common tactics I might look into spending a bit more just to ensure it is done correctly. 

Obamacare destroyed thousands+ of small businesses while big Corps pushed for it because they could afford to take the hit knowing it would put more of these smaller companies out of business creating larger market share for them to cover the increased cost (Mafia tactic).

These tactics are great if funds are limited and you are just starting out.

A way that I have learned from an appraiser of many decades to help with this is the following tactics.  

I have previously utilize the 1031 tactic and Loved it.

Without me making a counteroffer, he said he could do $220,000. " - great negotiation tactic. 

Letters in the mail aren’t as effective.its just real estates version of boiler room sales tactics..
