Like I said before, a couple of local banks have helped me build a small rental empire, but they have their limits.

(just google Van Rooy Indy) They have built one of the premier real estate empires of Indianapolis from buy and hold multi family apartment buildings.  

I just don't see my success as clearly working for "the man" vs building an RE empire.

Fannie and Freddie both have 97% LTV options.Both also have 95% LTV SFR options.On top of that, Freddie Mac has a 95% LTV 2-4 unit option for folks starting out in their Real Estate Empire. 

I do mostly industrial properties in Inland Empire, California. 

Please, be kind to yourself, first off you are smart enough to have built a small empire, and found Bigger Pockets, so I am assuming you are doing research on your empire problems.I have met people who could score extremely high in tests, but couldn't buy a house.

The other empire shows up with it's army and starts to lay siege to the outhouse, only to learn a month later that they attacked the wrong structure.
