Reading some of your content, I'm getting the impression that it's the amount of "unknown' that's the cause of the stress.

Too many unknown future variables.

A staircase should be material heavy and frankly about even between material and labor unless there is something about this job that is unknown to us. 

If you do this then you don’t have fear of the unknown dictating decisions.  

Not to mention the unknowns that lie ahead in 2024 for housing prices that could drop, interest rates maintain at current level (6-7%), rental prices coming down in 2024, etc.We are both well versed in business and I personally work as a Project Manager in the Construction industry so I have a good look behind the curtain on construction prices, activity, etc.To those experienced here - what are we missing?

@Frank Perkins don’t allow the fear of the unknown to paralyze you.

The mysteries or unknowns of the properties are all but gone with new construction homes.

Especially with an unknown developer without hardly any track record or relationship with that lender.

The more you can reveal unknown variables in their rental history, the better.
